Killer Weekend!

That’s all “they” would say this past weekend. “They” being some of the speakers from New York who presented at Terry Wygal’s Blue Print to Financial Freedom boot camp this past weekend. I have to say that this was one of the most powerful boot camps I have ever had the pleasure of attending. Pulling Comps

We had a question come into the group about pulling good comps. To pull a good comparable you will definitely need access to the MLS or some other aggregate program that can pull all the necessary information you need to make a solid decision. In other words, it takes time get to know the system you are using and a good understanding of the area you are researching.

Typically,  developing a good relationship with Realtor or a Broker would help in your comparable pulling ventures. Without this type of connection to the MLS or let’s say a program like RealData.net, it can be hard to get the info you need to make a comp and good comp. Besides, a good Realtor or Broker should be part of any Investor’s dream team anyway. Offer to pay for their services too, nothing is FREE. 

That being said, the info you need to know to pull a comparable is quite basic and involves the preliminary information you would need to process any real estate lead. Below I will list the items needed to help you prepare for researching your comparables.

  • # of beds and baths
  • square feet of house, with in 200-300 range of the subject property
  • lot size
  • key map #
  • address info
  • neighborhood/area
  • what other houses are selling for in the area

The other thing to keep in mind is picking an area you feel you want to do business in. That way as you progress in your ventures you will come to know the area over time. Not all areas are the same so this may not work for all, but in your bread-and-butter neighborhoods you can really get good at knowing what to expect. The only other X-factor would be repairs, but we will have to save this for another session.

You will find that without a working knowledge of an area of interest, you might feel like pulling comps or wrapping you head around the idea of pulling comps would be difficult. Get out and drive around, call Realtor’s signs ask questions, use the resources you have access to like, tax data, the Internet, zillow.com, or whatever to help you get an idea of what’s going on out there.

Nothing works best than actually having a deal to run a comp on, get a deal and we will find away to help you run your comps.

Update on James Wark’s Condition

Those of you who were at The Newbie Club night know that long-time friend, member and investor James Wark collapsed at the meeting. Paramedics worked to stabilize him before moving him via ambulance.
As of this morning, James is in ICU. They described his condition as stable, but gave no other information.
Our thoughts and prayers are with James and his family, and I ask that you add yours, as well.
Obviously, a group this size could easily overwhelm the ICU Nurses Station with calls, so please use good judgement. We have the hospital contact info if you need it.
I appreciate the concern and helpfulness expressed last night and this morning. Again, keep James and his family high on your prayer list.
